Which is funny, because every non white culture i know of, tends to move where others of the same culture live. Go on your property tax website and see for yourself. Pick a street where say, you know some indians or asians live, then sarch by that street and surrounding streets and you’ll see. Some of its by design. They know if they move in, values will go down, and their friends and family can buy cheap. A relative of mine moved to France and lives in a picturesque Village of about 500 people. As per the government they had to allow the building of a subsidized housing complex of 12 units / apartments.

The mayor met with all the villagers at the community center, came up with a great plan. They all decided to get it built to their own specs so it wouldn't stick out like a sore thumb, then all chipped in to sign a 100 year lease of all 12 apartments split between the 500 villagers. They use it to store seasonal stuff, sporting gear and equipmrnt they use at the community center for meetings and parties etc. So, no welfare families from any specific religion in their village. Total genius idea.

My front neighbor is black, he's a doctor with a specialty. He even told me that he doesn't understand why African Americans succeed less than any other race in America when they have the bar set lower for them through multiple govt programs, especially when it comes to acceptance into higher education.

He had good enough grades to get accepted, but he had the red carpet rolled out for him (through scholarships and grants) when his white friends with the same grades didn't.

Here's the thing. I live in a shitty but decent neighborhood in Delaware, which is liberal zone. Luckily we have a lot of quiet Trump supporter neighbors. The house next to us got sold and became section 8 and we had drug dealers live next door for many years. When they finally moved out, they basically destroyed the house, gutted the whole thing. Had to be completely renovated and now we have nice neighbors (actually I think they're illegal immigrants) but they're super nice people that are quiet, keep to themselves, always say hi.

Nice area when I lived there as a teen.

Now its surrounded by poor people who leave trash out in their lawn and dont bother to cut the grass. Most of it looks run down and the roads are so small, it makes getting through them a hassle considering every house now has like 5 cars.

As much as I hate my HOA now, i'm glad its there. Keeps the low-lives out of our neighborhoods.

It didn’t. All it did was cause the nice residents to flee and move out, and the area snowballed from there. What also doesn’t help with social or even private rented housing in England is that a the idea of a damage deposit is very unusual to practically unheard of, so there’s no consequences if scummy tenants trash the joint.

My parents got really involved in their local politics when the mayor wanted to build slums in the historical downtown area of their small town. They managed to vote him out. Hopefully they'll do something for you. A guy I work with used to live next door to a meth cooker/dealer. He knew because he smelled the meth, and he witnessed the deals being made outside. They'd put the product inside of tennis balls and throw them out onto the front lawn. Then, clients would pull up outside, pick up the tennis ball, and leave another one behind full of money. So this guy calls the sheriff (very small town), and is told that they can't do anything about it unless they witness this transaction personally. Well of course they never bothered to watch for it, so nothing ever happened. My buddy moved.

I think pot should never have been illegal in the first place. Hemp is amazing and the best way to improve our environment; in 6 months hemp can clean as much air as a tree takes 30 years to do.

Criminal activity is still a problem. Talking face to face (or at least over the phone if need be) with our local LEOs and especially the County Sheriff and local Chief of Police is a critical avenue for all of us now. A great start is to simply show some appreciation for the rule of law as primary to our society, recognize that they devoted a lot of their life to it before they could ever wear a badge, and that we could previously always take the rule of law for granted in the US but now it is challenged.

Once we establish some trust, we can coordinate how civilians can act as a force multiplier for LEOs when need be. No small town has the staff to handle a crowd of 500. Specific problems are foreseeable: continued blm intimidation will sway public opinion in favor of mail-in ballot fraud, election day blm will block every voting location they can which is what they showed us in Tulsa at the Trump rally. Are our LEOs aware of this? What strategies do they have in place to utilize civilian help to keep from being overwhelmed? What laws exist to protect us, or convict us, and how will they enforce those laws?

When I was growing up and living in California I watched our affluent upper middle-class area turn into a nightmare. Schools went from a decent student-to-teacher ratio to overcrowding and standards lowering exponentially as the school fought to maintain funding despite English becoming less spoken. Crime went from the biggest call being some drunk driver to drive by shootings.

Clean and near pristine areas turned into graffiti walls. Parks that were once filled with families playing on warm California days turned into abandoned lots that were avoided. Then more of the farmers started feeling the pressure, sold their land and leading to more urbanization occurring which meant more illegals getting housing which meant even more crowded schools which meant they needed more land to open more schools which needed more homes which were filled by more illegals receiving more free stuff which meant higher taxes to fill deficits and....

You can see where this is going.

I know the feeling. While the purchase hasn’t been finalized yet, we’ve been visiting the home under construction several times a week. It’s so weird standing in what’s going to be our house. It’s a wood frame with wires, pipes, and vents right now, but this weekend it should have insulation and walls. Yesterday I just stood in our future backyard and looked around, imagining where I’ll put the bbq, swing set for our future kids, even a pool in 10 years. We walked inside and I was imagining the setup of my office.

It’s surreal man, I never thought we’d get here, but, here we are, just 2 1/2 months from completion.

Post was locked briefly, so I replied to this jackass by PM. It's obvious he's just trolling and uninterested in how it really was back then. I posted it here for anyone else who might want to know with a couple of edits for clarity and grammar.

It's actual history time with nmipede.

EE bonds for those who aren't aware collect interest for 30 years, or until redeemed if you cash them in early. The current limit is $10,000 in purchases annually. I don't recall, or really care, what the limit was back in the day. You believe that boomers were idiots for not investing whole hog in these and holding them until they became millionaires. What you fail to realize in your little reality simulation is that there were other factors in most people's lives that you obviously don't even know about or consider.

When EE's came out in 1980, we were at the tail end of one of the worst periods of unrest followed by multiple recessions. It wasn't a good time for anybody.

How much money do you think the average person had for investment in the late '70's? Have you even considered the value of the dollar vs. cost of goods and wages? A mid-'70's dollar bill is equal to about $5.50 in today's money. Sounds great. Boomers had it easy, right? Average wage was $13,800 equal to $75,000 in today's dollars. Today's average is around $85,000 going by memory. If you do the math, that's $10,000 less keeping in mind the exorbitant rates for mortgages at the time. They didn't peak until 1980, but it was still around 10 percent IIRC. No one who remembers those times will take an adjustable rate. It almost doubled in 5 years.

Continuing on, you likely need a vehicle to earn that wage. Car prices skyrocketed in the mid 70's, up 32% in four years. The cost went up to around $4,000. That again seems low until you do the math. It's about a $25,000 car in equivalent money today. Basically the same price, and they only lasted a couple of years before they wore out, unlike today's 200,000 mile vehicles. Remember, $10 grand less. Add to that gas at about 60 cents a gallon. That's like $2.90 today. Just a couple of years previous it was around 30 cents. Before the embargo it went up by about 3 cents a year. It jumped again in 1979. Food and energy prices showed similar increases. There was quite simply less money to invest in most households and huge uncertainty in the future. The press pulled many of the same tricks they do now. We had peak oil and an ice age coming. We would all need to live clustered in apartment blocks along the southern tier of states, and so on.

In the '70's, HH bonds were frequently used as a means of savings, particularly for college educations, but not long term investments.We had just come off the gold standard. The economy was a wreck. We had ongoing unrest. We had just come out of huge riots in our cities.There were still hundreds of domestic bombings by that period's antifa and blm types. There was a lack of faith in the government's ability to pay out on those bonds long term, or to not decide to legislate away their value. Sometimes people chose to cash out early and there was no penalty for doing so, or they needed to for medical bills or because they lost their job in a shit economy. The unemployment rate was 8.1 percent. It was 3.1 percent in January of this year. Many chose a different plan, to work where they had pensions. No GM employee ever expected them to go bankrupt, for example. For all of these reasons and a number of others I won't bother going into, EE's didn't sell very well.

It's not as beautiful a picture as the chans try to paint. Seems to me very similar to the 1619 Project, but written by anonfags. Easy to remodel history if you weren't there. It's also the height of hubris for you to assume that you would have made different decisions back then.

Save every dollar you've got because you're going to need at least a 10-20% down payment to avoid excess fees (mortgage insurance, etc). Don't try to live beyond your means. If you can't avoid these fees that's okay, but a good down payment will make the journey much easier.

In terms of looking for a house, zillow.com and realtor.com are great as you can search an entire zip code to see what's available from a map view. Find a mortgage calculator and figure up what your payment will be including taxes and insurance versus what you'll be paying in rent somewhere else. In some cases it may be smarter to find a temporary apartment until you can find a place that's right for you to buy.

The good part about owning a home is that the money you're paying toward the principal of your mortgage is literally money you're just putting into your house as an investment (unlike rent, all of which you lose). The only money you're losing is taxes and insurance (likely around 30-40% of your monthly payment).

Things to do when buying a home:

-find a good home inspector that's highly rated

-use online checklists when searching through homes you're looking at for structural/other issues

-get your parents' help experience-wise if they're involved... they can likely answer a lot of questions

-try to get a shorter-term mortgage as the rates will be better (payment will be higher, but you'll spend less on interest over the life of the loan)

-make sure the home isn't prone to flooding and isn't falling apart in general as you're looking at this as an investment to eventually re-sell

-when finding a lender, go local and don't use a big bank as local lenders can usually offer the same rates but have much better, faster services and will reduce your closing time substantially

You will have to pay mortgage insurance if you borrow more than 80 percent. Fun fact; they came about because the democrats insisted income and credit rating should not disallow you to buy a house. So everybody did. And then a lot of them flaked out, and caused a recession because a lot of money was lost... So now all us good credit risk people have to pay into that insurance fund. In the turn of the 20th Century, people wanted to live in cities. Roaring twenties. Economy boom. All that. Then in the 50s and 60s people started to move away (it's called "white flight" of the 60s).

When the "boomers" moved away, they were able to afford a house because they decided to run away from cities to the middle of bumfuck, nowhere. That's why houses were cheap. A lot of them decided to build their house on a field. Which is cheap.

Then the "boomers" convinced other people to move in near. Then stores came. Then malls. Then it became pretty nice to live. So more people moved in. And as their house became more desirable to others, the house prices went up.

I'll give you news: if you wanted to, you could afford a house, just like the boomers did. Just move to bumfuck, nowhere. With the Internet there's no excuse, just find a job to work remotely. Then build up your community so that in 50 years some retarded kid hates on you because he can't move into your neighborhood with a deadend job at Pizza Hut.

You can find an affordable house nearly everywhere in the country within an hour of the nearest downtown metro area. The problem is people want to live in the nicest areas immediately. You ever heard of the term "property ladder"? You know why it's called a ladder and not "property rocketship"? It's because you start on one rung, then move to the next, and so on.

Are people able to skip rungs? Of course! Thank god for capitalism that lets people advance rapidly!

Do people get stuck on rungs? Of course! Thank god for capitalism that your own personal value determines your income and prosperity and you are not reliant on tenure only.

Does commuting an hour+ suck? Does not living right next to the hippest restaurant/bar suck? Of course it does.

What you are aruging for is pure racism - That the most valuable thing most people will ever own (their home) should not increase in value. The majority of the time where home values do not increase is where there are too many regulations that prevent minorities who own homes from increasing in value thus preventing them tfrom moving up the property ladder. Then when that does happen people continue to cry racism under a different term (gentrification).

I lived near a Section 8 once and it was were all the crime came from. All of it. They would cut through our neighborhood and spray paint shit and leave shopping carts in everyone's lawn. I determined that poor people are often poor because they are lazy dimwits and of course was called a bigot because nobody is responsible for themselves these days. All are victims./s So I pay to subsidize their housing ad they in turn fuck up our neighborhoods.

This idea of mine was further strengthened in following years when I rented apartments in large complexes. The guys like me on the top floor pay the highest rent and the people on the bottom make noise, create trash, park illegally, break rules, degrade the value of the place in general.

Dammit, could be, my apologies. A lot of dogs are afraid of fireworks, but at least mine are totally irrational. He’s been to 2 fireworks displays on July 4 and he isn’t phased one bit (I do get dirty looks though cause people seem to think all dogs are exactly the same personality). But he’s afraid of not fireworks and he follows me around the yard while I’m mowing, but if I grab the broom or vacuum cleaner he is scared shitless. I do know others who’ve bought their dog a “thunder jacket” to use on NYE and the 4th because their dogs get so worked up.

It did not work.

School was basically a relatively diverse group of middle class and upper middle class kids being terrorized by low income blacks.

Don't know about everyone else's area, but in my town the housing market was up BIGLY before the WuFlu hit. Once Trump is reelected and we move past all this bullshit, I fully expect it to surpass where it was in Jan/Feb. Gearing up to put ours on the market next spring. Now is a great time to invest in your home, especially with local salvage yards/building material suppliers/etc. Puts money back into the economy the right way.

If anything, housing prices are soaring even faster in the last two months here than even before the virus. It's insane. Like 10% a month increases right now. I've never seen anything like it. Even 2007 was nothing compared to this.

This happens to be a more affordable area surrounded by much more costly cities. I think remote work people are selling their houses while the market's hot and moving to where housing is cheaper.

Oh, and FYI. You almost never get more out of your sale price than you put into it on home renovations. If you're looking at renovating just to increase your home value it's a losing proposition. With a few exceptions like adding a garage because parking space is valuable. One of my dad's old neighbors put 50k into her house and it literally didn't change the sale price one bit. It's all about location and neighborhoods and nothing you do to your house can change that.

Well if it's old and dilapidated that's definitely a different story. Flipping an old run down house with renovations is definitely worthwhile. Upgrading your otherwise find kitchen with new cabinets and granite countertops probably isn't.

Low income housing is almost exclusively occupied by losers - people with poor decision-making skills and flexible morality. One apartment complex for poor losers built in a nice suburban area can ruin square miles. I've seen it happen in North Texas - far north Dallas used to be really fucking nice, then they built some section 8 free homes for awful people in the area back in the 90s (against the wishes of homeowners) and wouldn't you know it - in just a few short years, the entire area was a shithole.

This is all spot on. Christie called Montclair, "The People's Republic of Montclair" and he was spot on in this assessment.

Montclair is basically like a theme park for Communists. If you want a glimpse into the horrific future we hope to avoid and you're in the area, go there and see for yourself. It's a very authoritarian place where everything is highly regulated and super segregated. Huge mansions, "artists", overpriced eateries (White people) and everybody else (typically the more diverse residents). There are numerous census tracts there that are 90+% white yet everyone is super liberal and claims to embrace diversity.

The NJ Supreme Court made a decision years ago, called the Mount Laurel decision, where they decreed every town must make affordable housing if they add regular homes to their community. For a long time, towns would build these homes in places like Newark. IIRC, that court ruled that wasn't in compliance with their order.

This is part of the reason NJ sucks - courts making laws.
